More often than not, your garden office will not require planning permission. What’s more, our garden office buildings do not require building regulations approval either.
Being able to extend your home without planning permission or building regulations approval means that we can install your garden quickly and cost-effectively – saving money, time and stress.
The need for planning permission is generally dependent on where you live and not to do with the garden office building itself.
Most areas in the UK do not require planning permission for a garden office. If you live in a listed building, flat, maisonettes or SSSI (site of special scientific interest) then you will require planning permission for your building – otherwise you shouldn’t need it.
There are also considerations for those who live in AONBs and Conservation areas that affect where in your garden your office can be built – but do not affect your rights to have a garden office.
At The Garden Office we build our garden rooms to fall within permitted development. Local councils allow outbuildings of any kind within permitted development so long as they are under 2.5m in height externally (or under 3m in height if 2m away from your boundary). All garden offices from The Garden Office are built as standard to be 2.5m in height externally and can be built to a maximum height of 2.7m – therefore falling into permitted development rights.

If you are unsure whether your property have permitted development rights then check with your local council.
If you are ever unsure or believe that your neighbours may have concerns you can apply for a ‘Lawful Development Certificate (LDC)’ as evidence that your garden office is permitted on your property.
Your garden office can generally be built anywhere in your back or side gardens, so long as it is not built any further forward than the front of your home.
Your total amount of different outbuildings (greenhouses, sheds, swimming pools, kennels etc.) must not exceed 50% of the total area of your garden.
Extended height garden room buildings must be situated 2m away from your boundary to avoid the need for planning permission. You can certainly still have your garden office built within 2m of your boundary however you will require planning permission.
The Garden Office does not need proof of your planning permission application to build your garden office, this is simply advice for our customers and is not enforced by us at any stage.
Living in a Greenbelt land area does not affect your permitted development rights meaning you should not need to apply for planning permission for a garden office.
The Garden Office is able to supply you with CAD drawings of your garden office if required. A £200 deposit is required to secure your CAD drawings, your installation date and quoted price.
